Thirteen years ago, a couple came into our office and said they wanted professional management for a property they owned. They bought this home for $173,000, and put $41,000 down. We don’t know what the interest rate was on their loan, but we do know that their mortgage was reduced considerably. So, they’re selling the home now and it has appreciated to the point that it’s worth $61,000 more now than when they bought it. This means off their $41,000 investment, they saw a $61,000 increase just in appreciation alone. There’s also whatever cash flow they made during that time period plus whatever savings they had on taxes. They did quite well on this property. I’m not sure what else you need to know about owning an investment property except that over a long period of time, it makes you a lot of money.
