Property management is a critical service for rental property owners, and if you’re not getting good service, you need to fire your property management company. Today we are sharing three reasons that you might want to consider working with someone else.

Charging Too Little

The first reason to fire your management company is because they are charging you too little. There’s a local management company that regularly advertises the cheapest management rates in the Phoenix area. Here’s what happens when they charge too little; their staff gets overloaded and they can’t give you good service that you deserve. This is because they need so many properties to make a profit, and they don’t have the capacity to handle all their responsibilities. They also pay their staff very little so the property managers lose interest in giving you great service. They aren’t really getting paid for it. So if your property management company is charging you too little, rethink whether you’re in the right place. We have a great article on our website about what you should pay for property management.

Tenant Screening and Placement

The same company I’m talking about once advertised in the newspaper: “Bad credit? No problem.” Placing a bad tenant in your property is the surest way to fail as an investor in rental properties. If they are placing bad tenants in your property, you should fire them.

No Dedicated Property Manager

If you talk to a different person every time you call the management company, you should consider going somewhere else. When you call, you don’t want to talk to a different person about leasing, maintenance, and other functions. You lose track of who is really managing your property and who’s responsible. You should have a dedicated property manager who knows your property and the tenant. That property manager should also know you and what you like and dislike. If you don’t have a dedicated property manager, you should fire that company.
